Loan Programs

Conventional Fixed Rate Mortgage:

 A traditional fixed-rate mortgage that includes monthly principal and interest payments which never change during the life of the loan. This can come in a variety of different terms (ex. 10, 15-, 20-, 25-, or 30-year payments.) A borrower could qualify with as low as 3% down payment. 

FHA Loans:

 Federal Housing Administration loans (FHA) are mortgages which are insured by the Federal Housing Administration (FHA), allowing borrowers to get low mortgage rates. A borrower could qualify with as low as 3.5% down payment. 

VA Loans:

VA loans are mortgages guaranteed by the Department of Veteran Affairs. These loans are offered to military veterans and some government employees. There is no required downpayment for this loan and no mortgage insurance.  

Section 184 (Native American home loan):

Section 184 loans are mortgages that are Guaranteed by U.S. Department of Housing and Urban Development (HUD.) These loans are offered to Native Americans that are enrolled members of a federally recognized tribe. A borrower could qualify with as low as 2.25% down payment with no mortgage insurance. 

Jumbo Loans:

A Jumbo Loan is a mortgage used to finance properties which have a higher loan amount than a conventional conforming loan allows.

USDA Section 502 Guaranteed Loan:

A USDA Guaranteed loan is a loan offered by United States Department of Agriculture, Rural Development. Eligible borrowers must meet the income requirements up to 115% of median household income and the property must be in a rural area determined by USDA eligibility map site. There is no down payment required for eligible borrowers. 

Home Second Mortgage / Home Equity Line of Credit (HELOC):

Second mortgages are loans secured by the property in addition to the primary mortgage.  

Reverse Mortgage:

A reverse mortgage is a Mortgage loan that is secured by a residential property, that enables the borrower to access equity of their property typically allowing them to stop making mortgage payments. Reverse mortgages are meant to help people ages 62+ that are in or nearing retirement.
